1. Forensic Land Registry Searches

We obtain official search certificates from the Land Registry to verify all registered mortgages, easements, and priority notices under Section 50 of Cap. 224. This prevents undisclosed encumbrances from affecting the purchase.

2. Specific Performance Registration

Under Law 132(I)/2023, registering the contract of sale with the Land Registry grants the buyer enhanced specific performance rights. This registration creates a legal charge on the property, blocking the developer from selling the asset or raising further mortgages.

3. Managing Shared Title Deed Allocations

If individual title deeds for units are not yet issued, we audit the developer's master title deed and ensure proper division covenants and shared-space regulations are drafted, satisfying Stamp Duty Law 19/1963.
